An off-plan purchase gives you the opportunity to choose a home before it is finished. Early selection may open up a wider choice of floor, orientation and layout, and some developers offer finish options. The key is turning that opportunity into a detailed, understandable agreement.
Choose the actual home, not only the rendering
Study the unit’s position within the whole development. Check orientation, neighbouring buildings, road access and the relationship between inside and covered outside space. Ask which views can reasonably be expected to remain. Marketing images are useful for atmosphere; your decision should rest on the approved plans and contractual specification.
Understand the developer and the legal position
Ask to see completed projects and discuss delivery history, aftercare and who will construct the building. Your independent lawyer should review ownership, permissions, existing charges and the contractual route to transfer. The Department of Lands and Surveys explains the protection associated with depositing a sale contract; ask your lawyer to confirm how it applies to your purchase and to manage the relevant deadlines.
Make the specification precise
Record the kitchen, flooring, windows, cooling, insulation and equipment that are included. Clarify allowances, upgrade prices, substitution rights and the last date for choosing finishes. Confirm whether parking, storage, landscaping and shared facilities form part of the agreed delivery. A show apartment may contain optional extras, so ask for a written inclusions list.
Connect payments to clear obligations
Obtain a full schedule showing reservation terms, instalments and the balance due. Ask your lawyer how construction milestones will be evidenced, what protections are available for payments and what happens if either party cannot perform. Check the completion date, any permitted extensions, notice requirements and remedies for delay. Keep a contingency for temporary accommodation and changed moving dates.
Prepare for handover before the keys arrive
Agree how you will inspect the property, record defects and obtain a timetable for corrections. Consider an independent snagging inspection and keep copies of plans, manuals, guarantees and payment records. Confirm utility connections and when communal charges begin. New construction can be a rewarding choice when its benefits are supported by good documentation and a realistic timetable.
