Short-term letting can combine an owner’s holiday use with rental income, but it is an operating business as well as a property purchase. The useful question is not simply what a home could earn on a summer night. It is what remains over a full year after vacancies, costs and the work of hosting.
Define the guest and the location
A family holiday, a short city break and an extended stay create different requirements. Consider access, walkability, parking, sleeping arrangements and proximity to the things your intended guests need. Review genuinely comparable properties by location, size and standard. Advertised rates and blocked calendar dates alone do not demonstrate achieved revenue or occupancy.
Model the whole year
Ask a local operator for monthly assumptions and the evidence behind them. Separate peak weeks from quieter periods and include your own planned stays. Build cautious, central and stronger scenarios rather than relying on a single annual figure. Consider how much of the income depends on a small number of weeks and whether a longer-term letting alternative would better suit your objectives.
Turn gross income into a realistic budget
Deduct platform and management fees, cleaning, laundry, utilities, communal charges, insurance, maintenance and replacement of furnishings. Allow for cancellations and unoccupied periods. Keep financing and tax separate so you can see their effect. A practical starting formula is booked nights multiplied by achieved average nightly rate, less operating costs; it is a planning model, not a guaranteed forecast.
Check that the property can be operated legally
Cyprus has a registration framework for self-service accommodation through the Deputy Ministry of Tourism. Before advertising or operating, confirm the applicable registration and display requirements, property suitability and other obligations with the relevant authority and your advisers. Also investigate building rules, insurance terms, lender conditions and tax treatment. Do not assume that a property being marketed as an investment confirms permission to let it.
Choose an operating model you can sustain
Agree who handles guest enquiries, check-in, emergency calls, cleaning standards and repairs. Ask how funds and performance are reported, who controls the listing and how the management agreement ends. A new, well-equipped property may be easier to present consistently, but location, service and cost control remain central.
